As of today we have 150 properties on the market with an average list price of 1,000,000 with an average of 4800sf including 4bedrooms and 3.5baths.  Currently we are looking at 200 days on the market.

There are 8 homes under contract marked as pending with an average list price of 800,000.

This year we have sold 38 homes with an average sales price of $743,000 and 162 days on the market with an average size of 4400sf.

Weddington is such a beautiful place to live and has price points from the low 200's all the way up to over 1,000,000.  Wonderful schools and convenient to just about everything you could imagine.

Market Update for Weddington NC

March 24th 2009

191 properties listed as ACTIVE on the MLS with an average list price of $1,024,893.  86 of those are listed as new construction with 13 being new construction this year.  There are several new home neighborhoods with lots available to build on.  To mention a few:  Waybridge, Devonshire and Bromley.

Seven homes have closed this year with an average sales price of 1,033,229 and 183 days on the market.

Weddington North Carolina Market Update

173 homes currently listed as active in the MLS Price ranges vary from 200,000 to nearly 4,000,000.  This consists of new construction as well as resales.

57 homes have sold this year with an average sales price of 810,000 which is 96% of list price.  The average square footage of this homes sold this year is 4,400 which gives the average $/sf of 184.

91 homes sold in this time frame last year (1/1/06 - 7/15/06) with an averages sales price of 727,000.  The average price per square foot at that time was 174.
