Good question. It can only be one or more of the sacred three; Price, Condition and Location. Nothing trumps a spectacular location. When the location is neutral (No freeways or toxic waste dumps) condition influences price. If you are having that problem with your own home, you should consider taking a Barb Schwartz Staging class. I have been one of Barb's fans since the early 90's. It will help you with all of your listings for the rest of your career and give you a lot to blog about in the future.
HGTV is influencing how buyers react to homes. Buyers expect properties to be staged the way they see them on TV and listers want agents to take charge of that proces.
